  1. I am going to be available when you want to see homes, this includes nights and weekends.  I will be available short notice and on holidays.

 

  1. I am going to find a home that works for you, one that you will appreciate and will be able to be sold for a profit when you decide to move again.  I am not looking to put you in the first home you find.  I will tell you if I think a home is a good deal or a bad deal.  I will point out problems and benefits so that you can make an informed decision.

 

  1. I am going to search for homes for you every day and will notify you via e-mail of what is out there.  I will contact For Sale By Owners on your behalf and also past expired and cancelled listings to find a home that matches your needs.

 

  1. After we find a home you are interested in, I am going to do a neighborhood analysis as well as a full market analysis on the home to make sure we are paying the correct price.  I will make sure the neighborhood does not have a crime problem and make sure that the schools are ranked high in satisfaction and testing.

 

  1. I am going to help you negotiate a better price and terms on the home.  This could include warranties, closing costs, rate buy down on your mortgage, closing date, etc.

 

  1. I am going to help you find the correct loan for your home and get you second opinions if needed.  I will go over your good faith estimate and settlement sheet and point out any fee's or cost that are excessive or junk fees.  I will spend the time to explain the different loan programs out there even if your mortgage person will not.

 

  1. I am going to help you with choosing a title company and making sure that you are getting a good title policy not just any title policy.  I will help you understand the different terms and processes in buying a home and explain what a title company does and what title insurance is for.

 

  1. I am going to work with you until closing keeping you informed of everything that is going on.  I will be available for questions via e-mail or phone every day.

 

  1. I am going to be available after the close of your home if any issues come up.  If you decide to improve your home, I will help you with my experience as to what improvements will increase the value in your home and which ones will not.

 

  1. I will be at your closing to make sure that the last day of our home search together is a smooth and happy one.

 

 

These things I will guarantee in writing and I know they will allow you to have a much better and more successful home buying experience.
